Median sales prices near $450,000, rental rates from $1,274 to $2,195 and inventory reaching 12,900 listings give buyers and investors a clearer view of the Las Vegas market in Brett Romack’s 2026 forecast.

Las Vegas, NV, Oct 13, 2026 — Brett Romack of Signature Real Estate Group has released a 2026 Las Vegas market forecast examining residential prices, inventory, rental trends and luxury properties, with particular attention to distressed real estate and clients in Henderson and Spring Valley.

The report places the metro median sales price at approximately $450,000 to $455,000, while typical days on market range from 35 to 55 days. Active inventory is estimated at 9,000 to 12,900 listings, giving buyers more room to compare properties and consider their options.

For luxury buyers, Romack’s analysis points to a market where property-specific factors increasingly shape value. Entry pricing generally starts around $1 million in established luxury neighborhoods, while selective annual appreciation is estimated at 1% to 4%. Location, privacy, views, architectural quality and community amenities can make a meaningful difference between properties.

“People need useful numbers, not more noise,” Romack said. “The goal is to explain what the market is showing, walk through the numbers and help clients decide whether a property actually makes sense for them.”

The forecast also addresses bank-owned, REO and probate properties, areas where condition, paperwork and transaction timelines can create additional questions for buyers and investors. Romack’s work in distressed real estate gives the report a practical angle for clients considering opportunities that require closer review.

Rental data adds another piece to the picture. The report lists average monthly rents of $1,274 for apartments, $1,475 for condos, $1,805 for townhomes and $2,195 for single-family homes. It also identifies single-family rentals as showing the strongest retention among the listed segments. It also considers cost of living, income, employment and population trends locally.

Romack’s approach extends beyond market analysis. His digital marketing strategy focuses on how prospective buyers actually search for homes online. Property pages and listing content are shaped around relevant search terms, while digital channels help place listings where qualified buyers are more likely to encounter them. The approach connects local market knowledge with practical online visibility rather than relying solely on traditional listing exposure.

“A strong listing needs the right audience,” Romack said. “The data helps identify what buyers are looking for, and the marketing helps make sure the property can be found.”

The forecast also reviews luxury communities including The Ridges, Tournament Hills and Southern Highlands, where security, golf access, views and established neighborhood character contribute to buyer interest.

Romack plans to continue using market data, property analysis and digital marketing to help clients evaluate purchases, sales and investment opportunities as conditions change. Clients can contact him 24/7 at (702) 275-2504 or [email protected] to discuss a property, investment or relocation need.
