For buyers weighing Jersey Shore property in 2026, Mark Schilling of Beach Realty has released a market forecast focused on Seaside Park and Lavallette, combining local experience, current housing data and digital marketing insight.
Lavallette, NJ, Oct 13, 2026 — Mark Schilling of Beach Realty has released a 2026 Jersey Shore market forecast covering beach homes, vacation properties and investment real estate in Seaside Park, Lavallette and nearby coastal communities. The forecast draws on Schilling’s 25 years of living and investing in the area.
The report comes as Seaside Park shows a market that cannot be reduced to one headline number. The median sale price for the three months ending in May 2026 was $634,620, down 11.5% year over year, while median sale price per square foot climbed 10.4% to $698. Median days on market also fell from 47 to 21, and the May sale-to-list ratio reached 97.7%.
“Twenty-five years of living and investing here has taught me that location can change the numbers quickly,” Schilling said. “A property near the ocean can behave very differently from one on the bay. Buyers need to compare similar homes and understand the details behind the price.”
The forecast examines property differences that can shape value, including water orientation, elevation, flood-zone documentation, parking, condition and proximity to the beach. It also addresses CAFRA regulations and local elevation guidelines, considerations that can affect coastal purchases. For rental investors, the report includes July 2026 median asking rents of $6,575 per month for single-family homes and $3,000 for condominiums.
The July listing snapshot showed 28 properties for sale, while nine homes sold during May. The report notes that cottages, multifamily properties, waterfront homes and new construction should be evaluated as distinct segments when buyers compare asking prices, rental potential and long-term use, rather than treating all local inventory as one category.
Schilling’s digital marketing approach extends that market focus to how properties are presented online. Listings can be supported by search-optimized pages using terms prospective buyers may use when they search for homes, along with neighborhood-focused content, social campaigns and video walkthroughs. The approach is designed to connect property marketing with the communities and property types being targeted.
“Good marketing should tell a seller more than how many people saw a listing,” Schilling added. “It should help show where interest is coming from while giving buyers useful information they can actually use.”
The forecast also highlights differences among Seaside Park’s informal residential areas, from oceanfront and boardwalk locations to bayfront, central and southern sections. Buyers can compare properties based on intended use, waterfront access, parking, seasonal activity and applicable rental requirements rather than relying on borough-wide averages.
