Buyers, sellers and rental property owners can use the Guarino Team’s 2026 Long Beach Island forecast to assess local conditions through island knowledge and property investment data.
Harvey Cedars, NJ, October 22, 2026 — The Guarino Team at Freeman & Company has released its 2026 Long Beach Island market forecast, examining inventory, pricing and rental income across the New Jersey coast. The father-and-sons group draws on local experience and financial analysis to help clients evaluate properties in Harvey Cedars, Beach Haven and nearby communities.
Long Beach Island stretches eighteen miles along the New Jersey coast, where limited land supply makes property decisions especially important. Buyers who search for homes may need to weigh more than asking prices and location, particularly when a house could also serve as a seasonal rental. Projected income, expenses and break-even timelines can shape an investment decision.
Vincent Guarino’s island connection began in his teens, when he spent summers clamming in the bay and working at Farias surf shop. After leaving his family’s produce business, he returned to Long Beach Island and entered real estate. He later teamed up with sons Drew and Beau, whose data science background supports the team’s analytical work.
“Our local history helps us understand the island, but buyers also need the numbers behind a property,” Vincent, the founder, said. “The forecast is intended to make those details easier to assess before clients make important decisions.”
The team uses proprietary databases and visualizations to examine properties, neighborhoods and market trends. Its investment analysis compares rental income, seasonal demand, expenses, financing, cash flow, cap rates and potential returns over different ownership periods. This helps clients evaluate listed properties and explore opportunities that may not be publicly advertised.
Digital marketing is also part of the team’s selling strategy. Listing services can include professional photography, drone media, floor plans, Zillow Showcase placement, MLS distribution, targeted email campaigns and print exposure through publications such as The SandPaper and OASIS. Sellers also receive an estimate of potential proceeds that accounts for taxes, commissions and closing costs before listing.
Drew Guarino, Partner & Sales Lead, said buyers benefit from comparing properties with a clear view of their intended use and financial assumptions. “Whether someone is choosing a family home or considering a rental, we want them to understand what the numbers say and how local conditions affect the decision,” he said.
Freeman & Company Real Estate formed in 2026 through the merger of the Freeman Group and The Guarino Team. The brokerage reports more than $1.5 billion in sales and over 1,000 transactions since 2017, with eight agents working from offices in Beach Haven and Harvey Cedars.
The Guarino Team plans to continue developing its market tools and sharing local insight as buyers, sellers and rental owners evaluate their options. To request the forecast, visit lbilocals.com or call (609) 467-4061.
