MAGNOLIA, TX, October 23, 2025 — Audubon, a +/-3,000-acre master-planned community developed by Audubon Magnolia Development, LLC., located at the intersection of SH 249 and FM 1488, will be expanding its product profile to include an innovative approach to 62+ senior lifestyle brought to life by Aderra. The addition of Aderra’s 62+ community, by TKG Developments, supports Audubon’s goal of creating a community that harmoniously blends traditional values with emerging lifestyle trends across the age spectrum.
There are 7 planned districts in Audubon, each being a “super neighborhood” with hundreds of homesites in each district.
Aderra will soon break ground in Audubon’s newest district, Heron Run, located southwest of the intersection of Audubon Boulevard and SH 249. The district is planned for more than 1,600 homesites with 1,067 lots expected to be delivered in 2025 and during the first half of 2026. Within this district, Aderra will be a dedicated 62+ neighborhood. Like the rest of Audubon, Heron Run will have lakes, wooded creeks, trails, parks and rolling terrain that connects to parks and amenity areas. The Heron Run trails will ultimately provide multi-modal access to Club Audubon (future recreational facility located in the Audubon Park District anticipated to be completed in late 2025) through the Audubon community-wide trail system.
Aderra’s initial phase will feature approximately 104 homes that will range from 1,362 to 1,740 square feet with a total of four floor plans and multiple elevations to choose from. Homes are expected to start in the low $300,000 and will offer membership providing chef-prepared meals, utilities, housekeeping, maintenance, lawn care and 24-hour assistance calls.

Presales began in October 2025. Model homes will be available for tours in early 2026, with move in ready homes scheduled for spring 2026.
